We typically work with properties that have a minimum of 4-5 bedrooms HMO. The properties can include or exclude features such as a garden or parking. While the property doesn't need to be in pristine condition, it should be suitable for our working professionals to move in.


  

Furnishing is not a requirement. We accept fully furnished, part-furnished, and completely unfurnished properties. Ideally, the property should have white appliances and a well-conditioned boiler and radiator.


  

We will establish a monthly standing order to transfer the agreed rent directly to the landlord's bank account. This transfer will occur on the same day every month for the entire contract duration. The agreed price will remain fixed for the duration of the contract, regardless of market fluctuations.


  

Our tenants are all working professionals who are usually not at home during the day. We conduct regular property inspections and provide fortnightly cleaning services for communal areas to maintain the property's condition.


  

Contracts typically last between 3 to 5 years.


  

This situation is our responsibility, not the landlord's. While this is a rare occurrence, we cover the cost to ensure the landlord receives their full rent on time.


  

We aim to acquire 8-12 properties over the next 6-8 months, provided they meet our criteria.


  

Renting to our company ensures a steady and reliable income for landlords. We take on the responsibility of finding and managing tenants, conducting regular property inspections, and providing cleaning services. This minimizes the landlord's involvement and stress.


  

We have a dedicated maintenance team available to address any issues that arise. We handle minor repairs and maintenance directly, while keeping the landlord informed. For major repairs, we will consult with the landlord and arrange for necessary work to be done promptly.


  

Yes, landlords are welcome to visit their properties. We ask for a reasonable notice period to arrange visits and ensure minimal disruption to our tenants.


  

At the end of the contract, we will review the property’s condition and discuss renewal terms. If you choose not to renew, we will ensure the property is returned in good condition, ready for new tenants or your personal use.


  

Our regular inspections and cleaning services help maintain the property’s condition. At the end of the contract, we will conduct a thorough inspection and address any necessary repairs or cleaning to ensure the property is returned in good condition.


  

We provide a rent guarantee, ensuring that the landlord receives their rent on time every month, regardless of tenant occupancy or payment status. This removes the risk and uncertainty for landlords.


  

There are no upfront fees or costs for the landlord. We handle all aspects of property management, including tenant sourcing, maintenance, and regular inspections, without any additional charges.


  

We have clear procedures in place to resolve any conflicts promptly and fairly, ensuring minimal disruption to the landlord and the property. Handling tenant disputes or issues effectively is crucial in maintaining a harmonious living environment and protecting the landlord's interests. By incorporating a co-living concept into house sharing, we can further minimize conflicts among tenants.
