We typically work with properties that have a minimum of 4-5 bedrooms HMO. The properties can include or exclude features such as a garden or parking. While the property doesn't need to be in pristine condition, it should be suitable for our working professionals to move in.
Furnishing is not a requirement. We accept fully furnished, part-furnished, and completely unfurnished properties. Ideally, the property should have white appliances and a well-conditioned boiler and radiator.
We will establish a monthly standing order to transfer the agreed rent directly to the landlord's bank account. This transfer will occur on the same day every month for the entire contract duration. The agreed price will remain fixed for the duration of the contract, regardless of market fluctuations.
Our tenants are all working professionals who are usually not at home during the day. We conduct regular property inspections and provide fortnightly cleaning services for communal areas to maintain the property's condition.
Contracts typically last between 3 to 5 years.
This situation is our responsibility, not the landlord's. While this is a rare occurrence, we cover the cost to ensure the landlord receives their full rent on time.
We aim to acquire 8-12 properties over the next 6-8 months, provided they meet our criteria.

At the end of the contract, we will review the property’s condition and discuss renewal terms. If you choose not to renew, we will ensure the property is returned in good condition, ready for new tenants or your personal use.
